A foreclosure date creates a real deadline. Bankruptcy may affect a pending foreclosure in some cases, but the petition generally must be filed before the sale, the automatic stay has exceptions and a long-term plan must address the underlying mortgage problem.
When this service may be relevant
Chapter 13 is often evaluated when a homeowner wants to cure pre-filing mortgage arrears while maintaining post-filing payments. Chapter 7 may temporarily affect collection activity but does not create a repayment plan for arrears. Loan modification, sale or other alternatives may also need consideration.

- The exact foreclosure sale date and all notices received.
- Mortgage balance, arrears, escrow changes and payment history.
- Property value, liens and available exemptions.
- Income available for ongoing payments and any Chapter 13 plan.

Important limits and timing
